Where the money actually goes on a $11,000 roof
Approximate, on a 2,000 square foot single-layer tear-off with architectural shingle and a couple of sheets of decking. Percentages move with pitch and complexity, but the shape holds.

The five omissions that make a cheap quote cheap
If one quote is $2,500 under the others on the same roof, it is almost always some combination of these. None of them are visible when the job is finished, and all five show up in year two to year eight.
- No drip edge. Metal at the eaves and rakes. Required by code. Costs a few hundred dollars. Without it water wicks back under the edge and rots the fascia.
- No purpose-made starter strip. Cut-up field shingles used instead. The starter course carries the wind rating at the most vulnerable edge on the roof.
- Felt instead of synthetic underlayment, or no ice-and-water shield at the eaves and valleys. This is the layer that keeps your ceiling dry when a shingle fails.
- Reused flashing and old pipe boots. The single most common reason a brand new roof leaks in year two.
- "Decking as needed" with no per-sheet price. Not a saving, a deferred charge, and one you have no way to argue with once the roof is open.
Ask any quote you receive whether all five are included, in writing. A contractor who is doing them will answer in one sentence.

What actually moves your number
Pitch and stories
A walkable 4:12 ranch versus a 10:12 two-storey is a 25 to 40 percent difference in labour. Springfield’s mid-century ranch stock is at the cheap end; the newer Battlefield and Republic subdivisions are not.
Existing layers
Two roofs cost more to remove and haul than one. Three, which the older north side still produces, may mean the framing has been carrying weight it was never designed for.
Decking condition
$70 to $110 a sheet installed. Nobody knows the count until the tear-off, which is why the per-sheet price up front matters more than the estimate total.
Penetrations
Two chimneys, four skylights, a dead valley behind a dormer and a satellite mount is a materially slower roof than a plain gable at identical square footage.
How insurance changes the arithmetic
After April 28, 2026, a large share of Springfield roofs are being paid for by an insurer rather than by the homeowner, and that changes what the numbers above mean.
- On a replacement cost policy you pay the deductible and the insurer covers the rest, across two payments. The second, the recoverable depreciation, is released after the work is done and a completion certificate goes in.
- On an actual cash value policy you get the depreciated value only. On a twenty-year-old roof that can be a third of what the work costs.
- Your deductible may be a percentage of the dwelling limit rather than a dollar figure. Two percent of $300,000 is $6,000. Check the declarations page.
- Anybody offering to cover that deductible is breaking Missouri law under RSMo 407.725, and paying for it out of your scope one way or another.

Does insurance cover the full cost?
On a replacement cost policy, the full cost minus your deductible, paid across two cheques. The insurer pays the depreciated value first and releases the recoverable depreciation once the work is complete and a certificate of completion is submitted. On an actual cash value policy you get the depreciated value only and the gap is yours.
Is a metal roof worth twice the price?
If you are staying put, usually. Standing seam runs $16,000 to $24,000 on a 2,000 square foot house against $8,500 to $13,400 for asphalt, and lasts roughly three times as long. If you are moving in five years the lifetime maths does not reach you.
