
Three kinds of people book an inspection. Somebody who has just had a storm and wants to know whether they have a claim. Somebody buying or selling and needing the roof condition in writing. And somebody who has simply started counting the years and would like a straight answer before it becomes a crisis. All three get the same visit.
What a real roof inspection covers
The difference between an inspection and a sales visit is whether anybody produces evidence. Here is what we produce.
- Every slope, walked where it is safe. Not one slope and an assumption. Claims are settled slope by slope and so is a repair decision.
- Chalked ten-by-ten test squares on storm inspections, with the hits counted and photographed against a scale.
- Field condition: granule loss, mat exposure, curling, cupping, brittleness, blistering, nail pops, previous repairs and whether they were done properly.
- Every penetration: plumbing boots, furnace and water heater flue caps, bath fan terminations, satellite and solar mounts, skylights.
- Flashing: chimney step and counter flashing, sidewall and headwall, valleys, drip edge, apron flashing at roof-to-wall transitions.
- Edges and ridge: ridge cap condition, rake and eave edges, and whether there is any exhaust ventilation at all.
- Gutters, soffit and fascia, including soft-metal denting, which is often the clearest hail evidence on the whole property.
- The attic, where there is access. Decking underside, staining, rusted nail shanks, daylight, insulation condition, blocked soffit baffles and whether the bath fans vent outside or into the attic. About one Springfield house in six has a bath fan dumping straight into the insulation.
What you get afterwards
A written report with the photographs, a plane-by-plane condition summary, a remaining service life estimate, and a plain sentence at the top saying what we think you should do. If that sentence is "nothing for now", that is what it will say. If there is work, you get an itemised scope with real numbers rather than a range on the back of a card.
On a storm inspection, the report is written so an adjuster can use it: date of loss, direction of impact, test square locations, hit counts, and soft-metal corroboration. That is what makes the claim conversation short.
How much does a roof inspection cost in Springfield?
Ours is free. So are most, and that should make you slightly suspicious rather than delighted, because a free inspection is a sales call and everybody knows it. What actually distinguishes them is whether you get the documentation without buying anything, and whether the answer is ever no. Since May we have told more Nixa and Ozark homeowners not to file than to file.

Nobody pays us to look at a roof. If a company wants a fee to inspect and then credits it against the job, that is a deposit wearing a costume.
When should you get one?
After any hail event, if you are inside the swath
On April 28, 2026 the corridor ran Aurora to Republic to Willard to northwest Springfield, with reports from 2.75 to 4.75 inches. If you are in that band, a roof that looks fine from the ground is not evidence of anything.
Before you list a house
A roof surprise during the option period costs more than a roof problem you disclosed and priced. And a clean written inspection is a document you can hand a buyer.
Before you buy one
General home inspectors do a competent walkover and are usually explicit that a roof inspection is a separate specialism. Get a roofer up there before the option period expires. A tired roof is a negotiating position; a tired roof discovered in year two is $11,000.
At around year fifteen, and annually after
Architectural shingles here run 18 to 22 years, three-tab 14 to 18. From fifteen onwards you want to know where you are, not guess.
After any wind event over about 50 mph
Wind damage does not look like damage. A creased shingle has a broken seal strip and has failed, and it is still sitting flat on your roof looking normal.
Reading your own roof from the ground, honestly
You will not diagnose hail from the driveway and neither will anybody else. But there are things worth noticing between inspections, and none of them require a ladder.
- Shingle granules collecting at the bottom of downspouts, or a dark drift of them on the drive after one storm.
- Any plane that has stopped looking flat: a dip, a wave, a sag along a rafter line usually means wet decking.
- Dark streaking, which is algae and mostly cosmetic here, versus dark patching, which is granule loss and is not.
- Shingle tabs that have lifted at the edge and stayed lifted.
- Daylight through the roof deck when you are in the attic with the light off. Look at the eaves and around the chimney.
- The soft metal on the property after hail: gutters, flue caps, AC fins, garage door wrap.

Questions about roof inspection
How long does it take and do I need to be home?
Forty-five minutes to an hour for a house. You do not need to be home for the roof, though we do need access if you want the attic looked at, and most people want to be there for the walk-through afterwards.
Will you tell me I need a new roof either way?
No, and it would be a poor business decision if we did. We are in one town. The person we talk out of a claim in Ozark this year is the person who rings us in 2029 when the roof is genuinely finished, and tells three neighbours in the meantime.
Do you walk the roof or use a drone?
We walk it wherever it is safe, because hail bruising is a tactile thing and you cannot press a shingle from fifty feet up. Drone imagery is for roofs that should not be walked: very steep pitches, slate, or a deck that is already failing.
Can you give me something my insurance company will accept?
Yes. Date of loss, storm direction, test square locations and hit counts, photographs with scale, and soft-metal corroboration, laid out the way an adjuster reads it.
