What actually happened over Republic on April 28

Two separate reports, both from trained spotters: 3.25 inch hail one mile northeast of Republic at 11:40 a.m., and 3.25 inch again one mile west of town at 12:06 p.m. In between there were 2.75 and 2.00 inch reports northeast, east and southeast of the city. Apple-sized hail does not bruise a shingle, it fractures the mat, and at that size it also punches through the thinner three-tab product that a lot of the town’s late-1990s and 2000s subdivisions were built with.

Republic has form for this. Before April 28, the most expensive hail event in Greene County history was a Republic storm on 15 April 2023, at around $4 million. That one has now been comprehensively beaten, and if you claimed in 2023 there is a real chance your roof was replaced recently enough that this year’s damage is on relatively new shingles. It is still damage. Age is not the test.

Why Republic roofs took it worse than the numbers alone suggest

The town has roughly doubled since 2000, and most of that growth is single-family subdivisions built between about 1998 and 2010. That means a great many roofs went on within a few years of each other, in a period when three-tab was still the volume product on builder-grade housing, and they have now all arrived at the end of their service life within a few years of each other too. A 22-year-old three-tab roof and 3.25 inch hail is not a marginal claim.

The older core around the Main Street and Hines Street area is a different story: smaller mid-century houses, shallower pitches, more of them already reroofed at some point, and a lot of detached garages and outbuildings with exposed-fastener metal that dented rather than failed.

Where we have been working in town

The subdivisions off Hines Street and out along MO-174 toward the Wilson’s Creek National Battlefield side have been the bulk of it. We have also done a run of work along the US-60 corridor on the commercial side, where several of the strip buildings and light industrial units took hail on single-ply membrane. Membrane hail damage is much harder to see than shingle damage and it is worth having somebody on their knees with low-angle light rather than assuming a flat roof was fine because it is not leaking yet.

What a Republic roof replacement is running

Most of the town’s subdivision housing is 1,800 to 2,600 square feet of roof on a moderate pitch, which puts a full tear-off and architectural shingle replacement in the $8,500 to $15,000 range. The two things that have moved that most this year are decking, because a lot of the older core needed sheets replaced, and the queue, because everybody in Greene County wanted a roof in the same eight weeks.
