
Why the leak is never where you think it is
Water gets in at a defect, lands on the underlayment or the deck, and then does what water does: it follows the slope of a rafter or the run of a decking seam until it finds somewhere to drop. Ten, fifteen, twenty feet of travel is completely ordinary. So the brown ring above your stairs is telling you where the water gave up, not where it started, and a repair that begins at the stain usually gets to fail twice before somebody looks properly.
Doing it right means going into the attic with a light where there is access, looking for the staining and the rust trail on the nail shanks, working uphill to the entry, and then confirming it from the roof side. On a finished attic or a vaulted ceiling we do it from above with a hose test. It takes longer than a guess and it costs less than doing the guess three times.
What we actually find, in order of how often
Cracked pipe boots
The rubber collar around your plumbing vents. Southwest Missouri sun destroys them in ten to fifteen years and the crack opens right at the pipe where you cannot see it. On the 1990s builds around Rogersville and south Springfield this is comfortably our number one call. It is a cheap fix, usually under $300 for the boot, and it is worth doing all of them at once because they all went on the same day.
Chimney flashing that was caulked instead of flashed
Proper chimney work means step flashing woven into every shingle course and a counter flashing let into a mortar joint. What we find instead, constantly, is a bead of roofing cement smeared across the joint by somebody in a hurry. It holds for two or three years and then it cracks, and it always cracks on the uphill side where the water sits.
Valley wear
Valleys carry water from two planes and they wear first, especially on north-facing slopes here where moss and damp linger. Granules go, the mat opens, and it leaks along a line rather than at a point.
Nail pops and exposed fasteners
Very common on roofs that were laid over rather than torn off, because the second layer’s nails cannot seat properly through the first. Each pop is a hole with a nail head loosely covering it.
Failed sealant at satellite mounts, solar mounts and old antenna feet
Whoever put it up sealed it with something, and the something has a shorter service life than your roof. Nobody ever comes back for these.
Hail bruising that has finally opened up
The slow one. A bruise from a storm three years ago is not a leak the week it happens; the mat is exposed and it degrades until it is. This is why a hail inspection matters even when nothing is dripping.

Anything above about $2,500 in patching is usually worth stopping to compare against the replacement number.
When a repair stops being the honest answer
We would rather sell you a $400 repair than a $10,000 roof, both because it is true and because you will ring us again. But there are three situations where patching is us taking your money:
- The shingles are brittle. Past a certain age asphalt loses its flexibility and a repair crew walking the slope creates more damage than it fixes. You can hear it. It crunches.
- The granule loss is general, not local. If the mat is showing across whole planes rather than in patches, the surface is failing everywhere and you would be chasing leaks around the roof for two years.
- The decking is soft. Once the substrate has gone, you are not fixing a roof, you are propping one up.

Repairs and your insurance claim, briefly
Most repairs cost less than a modern wind-and-hail deductible, so filing is often the wrong move. If your carrier put you on a percentage deductible, and many Missouri carriers have, two percent of a $300,000 dwelling limit is a $6,000 threshold. A $650 flashing repair does not go anywhere near it, and a filed-and-closed claim on your record for nothing is a bad trade. We will tell you when the repair is under your deductible instead of quietly writing it up as a claim.

Can you match my existing shingles?
Close, rarely exact. Shingle colours drift between production runs and yours have been weathering in the Ozark sun for a decade. On a rear or side slope nobody will ever notice. On a prominent front-facing plane we will show you the match before we install it and let you decide.
How fast can you get out for a leak?
Active water in the house is same or next day for a tarp, and we will tell you honestly on the phone if we cannot. A stain that has been there since spring goes in the normal queue, currently about a week.
Is it worth repairing a 20-year-old roof?
Sometimes. If the roof is generally sound and one detail has failed, absolutely, and you might buy three or four more years for a few hundred dollars. If the surface is brittle across the whole plane, you are throwing money at a roof that is going to need replacing before the repair pays for itself.
Do you fix flat roofs and porch roofs?
